Liberty Construction built five outpatient clinics for Phoenix Physical Therapy across the Washington DC metro area. Phoenix PT is a physical therapy, occupational therapy, and athletic training provider with over 70 locations along the East Coast, and when they needed a general contractor to build out their DMV-area offices, they chose Liberty, and kept choosing Liberty for each new location.
The first of the five was the Bethesda, Maryland clinic at 6430 Rockledge Drive, Suite 450A in Montgomery County. Like all of the Phoenix PT buildouts, this was a commercial tenant improvement inside an existing office building, which meant working within the constraints of the landlord's base building systems while building out a space tailored to outpatient rehabilitation. Physical therapy clinics require open treatment areas with clear sight lines for therapists to monitor multiple patients, private treatment rooms for one-on-one sessions, and dedicated space for exercise equipment and functional training. Each Phoenix PT location needed that same core program adapted to the specific suite and building conditions.
We also built the West End location at 1145 19th Street NW, Suites 409-410 in Washington, DC. The DC office serves the downtown corridor and includes Phoenix's PHXFIT program, a wellness and fitness offering that runs alongside their traditional physical therapy services. Building a hybrid therapy-and-fitness space in a multi-tenant office building in the District required careful coordination with the building management and attention to floor loading, acoustics, and ventilation for an active-use space.
The Alexandria, Virginia clinic at 1199 North Fairfax Street, Suite 125 brought Liberty into Northern Virginia for Phoenix PT. The Fairfax location at 8316 Arlington Blvd, Suite 640 in the Merrifield area added another Northern Virginia clinic to the roster. This location offers neurorehabilitation and vestibular therapy alongside their standard orthopedic and sports rehab programs, which meant the buildout needed to accommodate specialized treatment areas and equipment for balance and neurological assessment.
The Pasadena, Maryland clinic at 8141-A Ritchie Highway in Anne Arundel County rounded out the five. Each of these medical office buildouts required the fundamentals of healthcare construction: durable commercial flooring rated for high foot traffic and rolling equipment, treatment room layouts that balance patient privacy with clinical function, ADA-compliant restrooms and accessible circulation paths, and mechanical systems capable of handling the ventilation demands of spaces where patients are actively exercising.
Building five clinics for the same client across two states and the District of Columbia gave our team a deep understanding of Phoenix PT's operational needs. By the later buildouts, we knew their equipment layout preferences, their workflow between front desk and treatment areas, and the finishes and details that mattered to their team. That kind of repeat-client knowledge translates directly into a smoother construction process: fewer RFIs, faster decision-making, and a finished product that works the way the clinicians need it to from day one.
